The buying process explained in 3 easy steps
Follow this steps if you are going to purchase a property here on the Costa del Sol
- When we have found the right property together, we will take it off the market with a reservation deposit. This prevents the vendor showing and taking offers from other buyers while we perform due diligence on the property. In most cases a negotiation regarding the final price will take place. The amount to reserve with depends on the value of the property. In most cases this is anywhere between 3.000 to 6.000 Euros. From here we may have a week or two to organise the next step.
- Once we found that the property is good to precede the purchase procedure, we will pay a deposit of 10% of the agreed purchase price with the vendor or the vendor’s representative, and sign a Private Purchase Contract (PPC). This outlines the terms of sale and may, if applicable, include an inventory of the items remaining in the property. From here we will normally have a week or four to go to the final stage.
- The final stage is where we go to the Notary and the property is signed over free from debts, charges and inhabitants. The balance is paid to the owners and the purchase costs are transferred to the Notary to register the property in your name and pay the relevant taxes. You now own a free-hold property in Spain.
